Seabraes 2 provides spacious en-suite accommodation just a short walk to the main university campus and within a 10 minute walk from the city centre. Seabraes 1 and Seabraes 2 are located within the same accommodation campus.

Our accommodation is typically available for new starting undergraduate and postgraduate students. Once the student has accepted their place with Dundee University information on how to apply is sent via email from the University Admissions and Student Recruitment Department.

Sanctuary Students Seabraes 2 provides 192 students modern accommodation in cluster flats of six en-suite bedrooms. Located on the same campus as Seabraes 1, the student hall offers bedrooms with a small double bed, private bathroom, study and storage space. A well-equipped kitchen with seating and dining area provides a great space to cook and socialise with your flatmates.

The campus overlooks the River Tay and is close to the main Dundee University campus. A short 10 minute walk into town gives students plenty of entertainment with a host of bars and restaurants to check out. Local shops and a large supermarket are all within a short walk of the campus.

You’ll also have access to the spacious common room with games console, football table and table tennis. A bike store is also available to all Seabraes residents.

We have a limited number of parking spaces available at Seabraes 1 and Seabraes 2. You can purchase a permit from our main office at Heathfield.

In addition, the all-inclusive bills cover contents insurance, maintenance, security and 250MB Wi-Fi, offering you peace of mind in your new home.

Living at Seabraes gives students a great base to get out and see the best of Dundee. It's just a 10 minute walk to the city centre where you can find shopping centres and a large range of smaller shops. Being so close to the centre also means that you can take your pick from all sorts of local pubs, restaurants and cafés.

It only takes five minutes to walk to the main University campus where there is also a sports complex and swimming pool for students to enjoy.

You will also be within reach of a range of transport links. Train and bus stations are only a short walk away, and there are also a number of local bus stops nearby to help you get around the city.

Money matters

Deposit

There is no deposit payable for students at Seabraes.

Houses in Multiple Occupation

These buildings are regulated according to Scottish Housing (HMO) legislation which ensures a high safety and management standard. As part of this, the flats are regularly inspected by the local authority and the Scottish Fire and Rescue Service.

Residence Fees are payable according to the University payment guide.

For international students the University of Dundee have partnered with Convera so that students can securely send international wire transfers in their local currency.

Room types

Standard En-suite

Standard en-suite rooms are brilliant value and are fully furnished with a small double bed and en-suite bathroom.

Internet

The University provides a Wi-Fi service in all bedrooms and kitchen/lounges and there are also network connections in all bedrooms. These services provide full internet and email access plus access to all of the campus computing services, subject of course, to the University's acceptable use policy.

Cancellations

Your agreement with the University is for the full period and if you choose to move out before the end of the tenancy, or if your occupancy is terminated as a result of a breach of discipline, you will still be responsible for paying your rent up until the end of your tenancy. However, if a replacement University of Dundee student can be found by you and is approved by the University, they may take over the tenancy. You will need to pay your rent until the replacement tenant has moved in.

Tenancy Agreement

A full contract will be available to download from the University website once you accept your agreement.

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Insurance

The University of Dundee has arranged contents insurance for you with Cover4insurance; at no extra cost. For more information and to check your policy details, please refer to the Cover4insurance website

Parking

Limited on-site parking is available to permit holders. Permits are sold on a first come, first served basis and are available from Sanctuary Students on: 01382 383111 (please contact this number for terms, conditions and pricing information). Please note that there is no parking available to guests and visitors.
