You are required to make a £1 advanced rent prepayment at the time of accepting your offer. The advanced rent prepayment is credited towards the first instalment of your rent.

Instalments
You can pay your rent in various instalments. The dates of your instalments are detailed in your accepted contract.

Double En-suite

Treat yourself to a little luxury with a double bed, en-suite bathroom and private study space.

Large Double En-suite

Perfect if you need a little more space, these rooms are fully furnished with a double bed, an en-suite bathroom, study area and extra floor space.

We understand an internet connection is important for both your academic and personal needs. That’s why we have building-wide WiFi and Ethernet broadband services available, included within your rent payments. Here, you’ll have a reliable and secure internet connection day and night so you can email, download and stream to your hearts content.

The internet package we provide includes a super-fast symmetrical 250MBs Ethernet broadband service as well as a 10Mbs building-wide WiFi service. You can connect up to seven devices at the same time. So you can enjoy our seamless roaming coverage, that’s fast and reliable, giving an uninterrupted service.

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

Checking in

You’ll need to check in at the reception at Moor Lane Halls, which is at the front of the building. Don’t worry if you’re running late; just let us know in advance so we can leave the keys with our security guard.

When you check in we’ll ask you for some photographic ID (driving license or passport would be best). You’re the only person who can collect your keys unless you’ve written to us in advance to advise us that someone else will be picking them up on your behalf.

Out of Hours

Our office hours on move-in day are 9am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us to let us know in advance or if you are running late on the day, call us on 07546 558 555. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and luggage

There’s no parking on site so you’ll have to use local car parks on move-in day. We advise that you pick up your keys from Moor Lane Halls first before heading to Walker Street and unloading your car.

We hope you are as excited as we are about your stay with us and won’t need to cancel your room… But we know unexpected things can happen from time to time.

So, if you do need to cancel your contract:

Up to and including 45 days before the start of your tenancy
You can cancel at any time during this period, but there will be a reasonable administration charge.

Within 45 days of your contract start date
During the last 45 days before the start of your tenancy – you will only be able to cancel the contract if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However, if it is left to us, we will only do this after all our other rooms have been let. In either case, there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move into the property.

Cancellations/Refunds
Let us know as soon as possible if you decide to cancel the contract. Any cancellations will need to be made to your on-site team in writing. If you are entitled to a refund, these are normally processed within 14 working days.

Rebookers
If you have any outstanding fees from a previous stay with us, we may withdraw an offer of accommodation or cancel a contract.

Tenancy Agreement

The Sample Tenancy Agreement details the terms and conditions of your contract with us.

TV Licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Walker Street now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Do you provide insurance?

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
