Denmark Road student accommodation is ideally placed for studying in Manchester, and is just 2 minutes from the famous Oxford Road, home of both The University of Manchester and Manchester Metropolitan University. The Manchester Metropolitan University Business School is only 20 minutes' walk away.

Denmark Road is also just a 20 minute walk away from Manchester's lively city centre, which hosts a wide range of shops, bars, clubs, cinemas and theatres as well as excellent transport links to London and beyond. The iconic Old Trafford Stadium is just a short bus ride away.

Denmark Road is also ideally placed for easy student living, with a local supermarket just 5 minutes away and bus links on your doorstep. Manchester Oxford Road Station can be reached within a 15 minute walk, and for travelling further afield, Manchester Piccadilly Station is easily accessible.

Money matters

You will be charged £1 advanced rent* at the time of accepting your offer. Once the payment is made, it will be deducted from your total rent amount.

We will inspect your property once you have moved out. If damages are found, additional charges are applicable.

You will need to pay your rent on time. If you are struggling to make payments contact us on 0870 600 4777 as soon as possible.

Room types

We have a variety of tenancy lengths available and you can pay in 1, 2, 3, 4, 7, or 11 instalments depending on your chosen contract length.

Our flexible cancellation option allows you to cancel up to and including 45 days before the start of your tenancy.

Double En-suite

Treat yourself to a little luxury with a double bed, en-suite bathroom and private study space.

Large Double En-suite

Perfect if you need a little more space, these rooms are fully furnished with a double bed, an en-suite bathroom, study area and extra floor space.

Internet

Building-wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.

The broadband service is provided by Glide, a leading provider of managed internet services to student accommodation.

The internet package provided with your accommodation includes a super-fast symmetrical 250MBs Ethernet broadband service. A further 10mbs building wide Wi-Fi service is also included. You can connect up to seven devices at the same time.

Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

Moving day

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

  • • Upload your Guarantor Deed

  • • Upload two passport sized photos of yourself

Check in

When you arrive please head to the reception at Denmark Road, based at the front of the building. Make sure you bring some photographic ID with you, like your passport or driving licence. Only you will be able to pick up the keys to your room unless you’ve given us full details of the person who will be collecting your keys for you.

Out of hours

Our office hours on move-in day are 10am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at denmarkroad@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 0777 699 9752. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and luggage

When you’ve picked up your keys you’ll be given access to our limited parking facilities for 30 minutes to unload your luggage, you’ll then be asked to move your car and use local car parks to allow other students to do the same.

Due to the number of students expected to arrive at the same time, please don’t unload your luggage into the reception area until you’ve received your keys.

Cancellations

If you wish to cancel your agreement:

Up to and including 45 days before the start of your tenancy

You can cancel anytime during this period, but there will be a reasonable administration charge.

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Within 45 days of your contract start date

We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Rebookers

We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

Tenancy Agreement

The Sample Tenancy Agreement details the terms and conditions of your contract with us. 

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Denmark Road now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
