Split into three buildings with a total of 817 rooms, the Marybone Student Village accommodation contains flats that are made up of four, five or six people with a shared kitchen and lounge area. Make the most of our on-site facilities like the gym and cinema room as well as the common room and feel free to invite your friends over who do not live with us too.

Our all-inclusive bills include utility costs too and take away the worry of unexpected bills. Our friendly staff are available during office hours if you have any questions or need any help. The 24-hour security team and CCTV cameras are there in case you need them and to ensure you feel safe in your new home.

Money matters

You will be charged £1 advanced rent* at the time of accepting your offer. Once the payment is made, it will be deducted from your total rent amount.

When you have moved out, we will inspect your property and charges will apply if any damages are found.

You will need to pay your rent on time and we will remind you of your payment date in advance with posters on-site. If you are struggling to make a payment, please call us and let us know as soon as possible.

Room types

We have a variety of tenancy lengths available and you can pay in 1, 2, 3, 4, 7, or 11 instalments depending on your chosen contract length. The option for 4 and 11 instalments is only available on 50 week contracts.

Our flexible cancellation option allows you to cancel up to and including 45 days before the start of your tenancy.

Double En-Suite

Our rooms have a comfy small double bed, useful study space, a private en-suite so you can sing in the shower to your hearts content and storage space.

Internet

We know it’s important to stay connected during your time at uni, so we have building wide Wi-Fi and an Ethernet broadband service which are included in your rent. The connection is reliable and secure and is suitable for both your academic and personal needs.

Our super-fast symmetrical 250MBs Ethernet broadband service is included on top of 10Mbs building-wide Wi-Fi. You can connect up to 7 devices at one time so you’ll always be connected.

Moving day

We want moving day to go as smoothly and hassle free as you do without any delays. We will send you an email with everything you need to know about moving day two weeks before.

Remember: Upload your Guarantor Deed, proof of address and two passport sized photos of yourself before moving day.

Checking in

Head to reception at the front of the building to collect your keys. Make sure you bring photographic ID with you (driving license or passport).

We know things don’t always go to plan, so if you’re running late, let us know so we can arrange for your keys to be left with the security guard. Keys are safely locked away overnight so we won’t be able to do this unless we know in advance.

Parking and Luggage

Unfortunately, we don’t have any parking facilities on-site. However, you’ll have 20 minutes to unload your luggage just outside the accommodation. After that, please use one of the local car parks, so others can do the same.

It’s best to collect your keys before you start to unload the car in case you need to wait for your keys.

Cancellations

If you wish to cancel your agreement you can cancel up to and including 45 days before the start of your tenancy, but you will need to pay a reasonable administration charge.

The last 45 days before the start of your tenancy – you will only be able to cancel if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement yourself, or we can find one for you. However, if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Within 45 days of your contract start date

We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation/refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Rebookers

We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

Tenancy Agreement

The Sample Tenancy Agreement details the terms and conditions of your contract with us. 

TV Licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Marybone 1 now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies to your accommodation, in any temporary residence and in transit at the beginning and end of each term.
