Our student accommodation is home to 493 students living in standard or en-suite bedrooms. Each flat has a communal kitchen and living space and depending on the style of room you decide to book can depend on how many people you live with in your flat.

Standard rooms - 5, 6, 7 or 9 people per flat
Double en-suite rooms - 2, 4, 5 or 6 people per flat

Our communal facilities are there for you to make the most of during your stay including the free on-site gym, laundry room and building-wide 250MB WiFi. There’s also a common room where you and your friends can relax, with a pool table, a football table and a large flat-screen TV with Sky. Our team are available during office hours should you need help or have any questions.

Tramways is located in a busy student area, just 10 minutes away from the University of Salford.

The local Salford Shopping Centre is only a 15 minutes' walk and features over 80 stores so you can find everything from groceries to clothes. Salford is also home of the BBC Media City and is fast becoming a vibrant area with an exciting future.

If you're looking to visit the big city, Salford Crescent train station is just a 10 minute walk away and has excellent rail links to Manchester city centre and beyond.

Additional information
Money matters

You will be charged £1 advanced rent* at the time of accepting your offer. Once the payment is made, it will be deducted from your total rent amount.

We will inspect your property once you have moved out. If damages are found, additional charges are applicable.

You will need to pay your rent on time. If you are struggling to make payments contact us on 0870 600 4777 as soon as possible.

Room types

We have a variety of payment plans available and you can choose to pay in 1, 2, 3, 4, 7, or 11 instalments. The option for 4 and 11 instalments is only available on 50-week contracts.

Double En-suite

Treat yourself to a little luxury with a double bed, en-suite bathroom and private study space.

Standard En-suite

This room type has a single bed and a private bathroom.

Internet

We understand an internet connection is important for both your academic and personal needs. That’s why we have building-wide WiFi and Ethernet broadband services available, included within your rent payments. Here, you’ll have a reliable and secure internet connection day and night so you can email, download and stream to your hearts content.

The internet package we provide includes a super-fast symmetrical 250MBs Ethernet broadband service as well as a 10Mbs building-wide WiFi service. You can connect up to seven devices at the same time. So you can enjoy our seamless roaming coverage, that’s fast and reliable, giving an uninterrupted service.

Moving day

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

  • • Upload your Guarantor Deed

  • • Upload two passport sized photos of yourself

Checking in

We’ll be waiting for you on the main desk at reception, which is at the front of the building. If you’re stuck and you’re going to arrive late, let us know and we can leave your key with a security guard.

Don’t forget to bring your driving license or passport, as a form of photographic ID, so that we can hand over your keys. If you need somebody else to collect your keys on your behalf, let us know in writing.

Out of Hours

Our office hours on move in day are 10am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at tramways@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 07972 520 808. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and luggage

Once you’ve collected your keys, you can use our small car park for 20 minutes whilst you unload your luggage. After this time, you’ll need to use one of the local car parks.

Cancellations

If you wish to cancel your agreement:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Within 45 days of your contract start date

We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Rebookers

We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV licence to watch the BBC iPlayer.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Tramways now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
