The Ridings offers purpose-built student accommodation with spacious eight bedroom flats, while Grange Court is an eight bedroom terraced house located on nearby Windmill Avenue. Both locations feature shared kitchens with laundry and bathroom facilities in each flat. Students may be offered a room in either The Ridings or Grange Court.

Grange Court and The Ridings is situated in the idyllic market town of Ormskirk in Lancashire.

The accommodation is just a 15 minute walk from Edge Hill University, and 5 minutes from a large supermarket.

West Lancashire Health Centre is 15 minutes away.

Both the Ormskirk Railway Station and Bus Station are five minutes away. The trains station provides excellent links to Liverpool, Preston and beyond.

Ormskirk is home to Coronation Park and Chapel Gallery, and both are just five minutes away from Grange Court. Ormskirk's open air market is held twice every week and boasts over 100 stalls, with locally produced food, crafts, clothing and household goods. The town centre has a full range of high street shops as well as independent retailers.

Money matters

You will be charged £1 advanced rent* at the time of accepting your offer. Once the payment is made, it will be deducted from your total rent amount.

We will inspect your property once you have moved out. If damages are found, additional charges are applicable.

You will need to pay your rent on time. If you are struggling to make payments contact us on 0870 600 4777 as soon as possible.

Room types

We have a variety of tenancy lengths available and you can pay in 1, 2, 3, 4, 7, or 11 instalments depending on your chosen contract length. The option for 4 and 11 instalments is only available on 50 week contracts.

Our flexible cancellation option allows you to cancel up to and including 45 days before the start of your tenancy.

Standard

Standard rooms are brilliant value and are fully furnished with a single bed and shared bathroom facilities.

Internet

Broadband services are provided by Glide – one the UK's leading providers of Internet services for student accommodation.

The Glide services that are included within your rental price include Broadband at speeds up to 250MB symmetric.

Moving day

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

  • • Upload your Guarantor Deed

  • • Upload two passport sized photos of yourself

Checking in

Please collect your keys from Sanctuary Students - Grenville Street, 2 Grenville St S, Liverpool L1 5JR. Please make sure you remember to bring some photographic ID (either a passport or driving license is fine).

Out of Hours

Our office hours on move in day are 10am to 4pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at ormskirk@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 07436 530 954. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and luggage

We only have limited parking facilities and a permit is required to park on the surrounding streets so you’ll need to use local car parks. You’ll be allowed to park outside the building for a limited time only and then you’ll be asked find an alternative place to park.

Cancellations

If you wish to cancel your agreement:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Within 45 days of your contract start date

We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Rebookers

We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

Tenancy Agreement

The Sample Tenancy Agreement details the terms and conditions of your contract with us. 

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
