Wardley House is located above the National Media Museum in the heart of Bradford, just a 10-minute walk from St. Luke’s Hospital and a short drive from other Bradford Teaching Hospitals NHS Foundation Trust (Bradford Royal Infirmary (BRI), Eccleshill Community Hospital, Westwood Park Community Hospital, Westbourne Green Community Hospital, Shipley Hospital). It is also easily commutable, via car or train, to Leeds, Halifax, and Huddersfield.

Wardley House accommodation offers 290 rooms, so you’ll be able to meet plenty of other key workers as well as students. Each flat has either four or five bedrooms (all rooms are en-suite with double beds) and comes with a fully fitted kitchen and lounge area with a leather sofa and flat-screen TV—the perfect place to cook, relax, and engage in conversations with fellow flatmates.

Wardley House is equipped with all the modern amenities you need for a comfortable and connected life as a key worker. The rent includes high-speed broadband and building-wide Wi-Fi, utility bills, and contents insurance. Our top-notch facilities comprise a large common room with a pool table, flat-screen TV, and live BT Sport - the perfect social space. We also provide on-site management, maintenance support, and 24-hour on-site security, ensuring safety and peace of mind.

To live with us, you must be a key worker (or full-time student). We will ask you to provide us with the right to rent (or a British passport) and evidence of working as a key worker (for example, a wage slip or company letterhead).

The city centre, local convenience stores, Centenary Square and Kirkgate Shopping Centre, can all be reached in just over five minutes. If you need to grab something to eat or buy groceries, there are many shops, takeaways and restaurants just around the corner.


If you work in Bradford Teaching Hospitals NHS Foundation Trust, Bradford Royal Infirmary and use a car, you'll find the Sharp Street Car Park right next to our accommodation, ensuring your commute is hassle-free. Moreover, with the Bradford Interchange railway station just 10 minutes away, you can easily reach other nearby hospitals in Leeds (Leeds General Infirmary, St James's University Hospital, St Mary's Hospital), Huddersfield (Huddersfield Royal Infirmary) and Halifax (Calderdale Royal Hospital).

Money matters

You are required to make an advanced rent prepayment equivalent to 8 weeks rent at the time of accepting your offer. The advanced rent prepayment is credited towards the monthly instalments of your rent.

Double En-suite

Treat yourself to a little luxury with a double bed, en-suite bathroom and private study space.

Internet

Building wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.

The broadband service is provided by Glide.

The internet package provided with your accommodation includes a super-fast symmetrical 250 Mb/s Ethernet broadband service. A further 10 Mb/s building wide Wi-Fi service is also included. You can connect up to seven devices at the same time.

Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for multiple SSIDs and, differentiated services dependent upon user profile.

Moving day

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

  • • Upload your Guarantor Deed

  • • Upload two passport sized photos of yourself

Checking in

Please contact us in advance to let us know what time you will be arriving at Wardley House. You can email us here.

When you arrive, please come to reception at the front of the building where we’ll be able to hand over your keys to you. Please make sure you bring some photographic ID, either a passport or driving license, so we know who you are. Let us know beforehand if someone else is going to be collecting your keys for you.

Out of Hours

Our office hours on move in day are 10am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us to let us know in advance or if you are running late on the day, call us on 07734 146 328. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and luggage

There aren’t any parking facilities or drop of bays at Wardley House but we do have some luggage trolleys available that you can use to move your belongings. Please use local car parks and collect your keys before you start unloading your car.

Cancellations

We hope you are as excited as we are about your stay with us and won’t need to cancel your room… But we know unexpected things can happen from time to time.

So, if you do need to cancel your contract:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

Within 45 days of your contract start date
During the last 45 days before the start of your tenancy – you will only be able to cancel the contract if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However, if it is left to us, we will only do this after all our other rooms have been let. In either case, there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move into the property.

Cancellations/Refunds
Let us know as soon as possible if you decide to cancel the contract. Any cancellations will need to be made to your on-site team in writing. If you are entitled to a refund, these are normally processed within 14 working days.

Rebookers
If you have any outstanding fees from a previous stay with us, we may withdraw an offer of accommodation or cancel a contract.

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Wardley House now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Do you provide insurance?

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
