Due to our fantastic location, we have multiple university campuses that are easily within walking distance. In addition, Don Gratton House is excellently served by Aldgate East and Whitechapel tube stations on your doorstep as well as a convenient network of bus routes which means no matter where you study, we should be a great fit for you.

Property
overview

Our student rooms are fully furnished so you can move straight in, with plenty of room for your favourite things to help you feel at home in no time. All rooms here have their own private en-suite bathroom, giving you have a little extra privacy.

There are six or seven students in each flat who you’ll soon make friends with. You’ll share a fully-fitted communal kitchen, dining and living area. We provide a free weekly kitchen clean included in your rent price.

Our communal facilities are there for you to make the most of during your stay including an on-site laundry room, outdoor space with seating areas as well as a large common room where you can relax with friends. Bikes are one of the best ways to get around in London and you can bring yours with you and keep it in our storage area. We’ve got a dedicated on-site team who are available from 8am until 8pm; Monday to Friday should you need help or have any questions.

The nearest underground stations to our student flats are Aldgate East in Zone 1 and Whitechapel in Zone 2, both of which are just a short walk away, giving easy access to London city centre. There are also many bus links nearby, making Don Gratton House ideal student accommodation.

You want to make the most of free time as well as study time and Don Gratton House can help you do just that.

Located in East London, this vibrant area is buzzing with activity, making it a great place for students. You will be spoilt for choice with a number of renowned restaurants, bars and clubs in and around Whitechapel, as well as being close to the City and trendy neighbourhood of Shoreditch.

Brick Lane is also host to a large street market each Sunday, attracting crowds of bargain-hunters from all over London. Why not pop along and see if you can pick yourself up a bargain, we think it’s definitely worth a visit!

Sitting between Aldgate East and Whitechapel underground stations, as well as being surrounded by a number of bus services, getting out and about to explore East and Central London is easy.

Money matters

You are required to make a £400 advanced rent prepayment at the time of accepting your offer. The advanced rent prepayment is credited towards the first instalment of your rent.

Instalments
You can pay your rent in various instalments. The dates of your instalments are detailed in your accepted contract.

Room types

You can pay your rent in 1, 2, 3, 4, 7 or 11 instalments. The dates for these can be found on our Money matters page.

Our flexible cancellation option allows you to cancel up to and including 45 days before the start of your tenancy.

Double en-suite room

Our rooms here are great value, with a double bed, private en-suite bathroom, double wardrobe and study space too.

Internet

Broadband services are provided by Glide – one the UK's leading providers of Internet services for student accommodation.

The Glide services that are included within your rental price include Broadband at speeds up to 250MB symmetric.

Moving day

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information before moving day:

  • • Upload your Guarantor Deed

  • • Upload two passport sized photos of yourself

Checking in…

You will find us at the reception desk at the front of the building. Bring some photographic ID with you such as a driving license or passport. We are more than happy for you to arrange for someone to collect your keys on your behalf, but we will need written permission from you.

Out of Hours

Our office hours on move in day are 8am to 8pm, outside of these hours our security team are available. If you will be arriving out of hours please email us to let us know in advance or if you are running late on the day, call us on 0207 655 6960. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking & luggage…

You will need to collect your keys before you start unloading your car. Once you have your keys, you can use the small car park for 20 minutes while you unload your things. However, please bear in mind we will have lots of students wanting to do the same, so please use a local car park after that.

Cancellations

We hope you are as excited as we are about your stay with us and won’t need to cancel your room… But we know unexpected things can happen from time to time.

So, if you do need to cancel your contract:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

Within 45 days of your contract start date
During the last 45 days before the start of your tenancy – you will only be able to cancel the contract if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However, if it is left to us, we will only do this after all our other rooms have been let. In either case, there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move into the property.

Cancellations/Refunds
Let us know as soon as possible if you decide to cancel the contract. Any cancellations will need to be made to your on-site team in writing. If you are entitled to a refund, these are normally processed within 14 working days.

Rebookers
If you have any outstanding fees from a previous stay with us, we may withdraw an offer of accommodation or cancel a contract.

Licence Agreement

The Sample Tenancy Agreement gives you an idea of the terms and conditions of your contract with us. 

TV licence

You may want to bring a TV with you for your room and please feel free to do so, but please remember if you will be watching live TV or receive or record live TV programs, you will need a TV license. This applies to all other devices you may watch TV on too such as laptops and iPads. You won’t be covered on your parents’ license or our licenses as they over cover the TV’s we provide in common rooms and lounge areas.

You now also need a TV license to watch BBC iPlayer.

The authorities do recognise that most students do not need the final three months of a license as you leave our accommodation during the summer, so you may be able to receive a refund for this period if you don’t need it again before it expires.

Remember, if you do not have a TV license and you receive or record live TV, you could face prosecution from the TV Licensing Authority.

Laundry

We know washing your clothes can be a boring chore, so we use Circuit Laundry Systems at Don Gratton House to make it as quick and easy as possible. All you need to do is purchase a top-up card to pay for your washing and drying in advance either online or using one of the on-site machines. Or why not download the Circuit app, you can top your card up straight from your phone making it even quicker and easier.

Ask our team about getting a top-up card and there plenty of Circuit’s ‘how to use’ videos for more information.

Do you provide insurance?

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
